Add a section after Sources & Uses to model how distributions flow to investors.

Modes

  • Solo: 100% of cash flow + sale proceeds to one partner. Default — preserves current calculator.
  • JV (straight split): N partners with capital contributions; capital event (sale/refi) flows pro-rata until return of capital, then splits per the agreed share.
  • Syndication: capital contributions + preferred return (annual %, accrued or paid current) on the second layer after return of capital, then promote.

Open questions

  • Where to put it: new section after S&U, or extend S&U with a "Capital Stack" sub-section?
  • Inputs per partner: name, $ contributed, distribution % post-RoC.
  • Pref return: simple (non-compounding) vs. compounding? Industry-standard is usually compounding.
  • Promote (carry) split after pref: e.g., 70/30 LP/GP. Single tier or waterfall (e.g., 80/20 to IRR hurdle, then 70/30)?
