Each class has different drivers. ## Modes - **LTR (current default):** per-unit monthly rent, vacancy %. - **STR:** occupancy % × ADR ($/night) × 365 = annual gross. No "vacancy %" — occupancy is the inverse. Possibly cleaning fees and pass-through taxes. - **Industrial / commercial:** $/sqft × leasable area — see also #6 for unit toggles. ## Open questions - Toggle scope: per-property or per-unit (mixed-use)? Per-property is simpler for v1. - STR-specific OpEx: cleaning, supplies, platform fees — expose as their own line items? - STR seasonality: out of scope for v1, or add monthly occupancy/ADR overrides? - How does rehab downtime translate per mode? STR: % of year offline. Industrial: lease-up months.
