How to use this list

Each child issue has an "Open questions" block with the scoping decisions needed before implementation. Pick one, answer the open questions, then file the implementation as a follow-up PR.

How to engage Claude to implement these, one by one

A few that will save the most time, in priority order:

1. One issue per session, named explicitly. Open Claude with Implement #5 (or whichever). Tell it to start by running gh issue view 5 and reading the Open Questions block. That keeps scope boxed.

2. Answer the open questions before code. Each issue has them for a reason. Have Claude propose answers, confirm/edit, then it codes. Without this step, you'll get 800 lines of work in the wrong direction.

3. Sequence by dependency, not by issue number. This issue has the dep map. Suggested order:

• Quick wins first: Operating expenses override via expense ratio (quick-analysis mode) #2 (OpEx override), Support more than 4 units (small multifamily flexibility) #5 (n units)
• Financing pair: Seller financing as a secondary loan (% of equity) #3 → Interest-only period (months) for primary or seller loan #4 (seller note → IO period)

4. Match model to difficulty. Sonnet 4.6 is fine for #2 / #5 / #6 / #7. Use Opus 4.7 for anything with waterfall math (#9, #10) or IRR/charts (#11, #12). For #11 specifically, plan-mode (/plan) first — refinance touches existing projections, easy to break.

5. Branch per feature, not per session. Create branch claude/issue-N-<slug>, implement, run npm run build && npm run lint, push, open a PR that closes #N. Keeps reviews tractable and gh-pages stays clean.

6. Tell it to check the box in this issue when done. Otherwise the tracking issue rots.

7. Use /ultrareview <PR#> before merging anything with real money math (#9–#13). It catches math errors traditional review misses.

8. Pin scope explicitly. Don't refactor anything outside the open questions for this issue. File a separate issue for anything you find tempting.
