Syndication fees & executive summary (acq / asset mgmt / disposition / refi)

When partnership mode (#8) is "syndication", layer in standard sponsor fees and produce an executive-summary view.

Fees

• Acquisition fee: % of purchase price, paid at close.
• Asset management fee: % of EGI or % of equity, paid annually.
• Disposition fee: % of sale price, paid at exit.
• Refinance fee: % of new loan amount (only if Syndication fees & executive summary (acq / asset mgmt / disposition / refi) #10 is in scope).

Open questions

• Defaults & toggles per fee (some sponsors don't charge all four).
• Where do fees hit: above-the-line (reduce NOI) or below (reduce distributable cash)? Convention varies — pick one and document.
• Executive summary view: separate page/section with deal-level + LP-level + GP-level KPIs (IRR, EM, CoC, avg DSCR).
• Print / export: out of scope for now, or worth a simple "save as PDF"?
